HVAC Maintenance for Condominiums and HOAs

Coordination is part of maintenance

In condominiums and homeowners association (HOA) communities, maintenance visits require coordination between residents, owners, property managers and boards. Clear information helps arrange access and define which equipment will be inspected.

Identify equipment and responsibilities

List the systems, their locations and the person authorized to approve work. Distinguish equipment serving individual homes from common-area systems. Check community documents and procedures to confirm who coordinates access, who is responsible for the equipment and who approves costs. Do not assume the HOA covers individual homes’ systems.

Agree on the scope

Ask the provider to identify included checks and cleaning based on the equipment and contract. Ask about filters, drainage, accessible components and operation. Do not assume repairs, parts or disassembly are included.

Coordinate and keep the report

Confirm the date with the occupant, permitted work hours and community access rules. After the visit, provide the report to the authorized person and obtain an estimate and approval before additional work. Report water, ice, new noises or cooling problems before the appointment; these signs need assessment and do not identify a cause on their own.

Confort Club for one residential system

For an eligible residential unit, Confort Club includes two preventive maintenance visits over 12 months, approximately six months apart, with reminders and a report. Choose $399 prepaid annually or 12 payments of $35 ($420 total). Monthly payments do not mean monthly visits. It is not blanket coverage for the building or common areas.

Ask about the plan and availability

Refrigerant, parts, repairs and additional work are billed separately with prior approval. Emergencies are excluded; the contract governs scope. Ask how to begin an evaluation at www.freshandflawlesscorp.com or (786) 915-0328. Do not open equipment or handle electricity or refrigerant.
